InactiveI thought I would get oppinions from around the globe on this one…..
We are in the process of getting our house ready to sell.
Problem being we’ve found a couple of houses that we like, not in the right location and I am constantly finding one more thing that is missing that I wanted in a new house.
I’m all for buying something already built, but we don’t even have our house up on the market and if we get accepted on another house and ours doesn’t sell quickly, I don’t think we can afford two house payments for months. Especially not the kind of house we would like to buy.
How do you go about coordinating the two?? We are in our original house, never went through this before. I would like to buy land and build, then we would at least have a specific date the new house would be done and place to go when we sell our house.
This whole process is agonizing for me because I’m just type A like that.
Did anyone do for sale by owner??
Any ideas are welcomed!!

InactiveWell well well…I can tell you all about this because I am in the same position!!! You have a few options…
1) If you know that you want to move out of your house for sure, you could go ahead and put it on the market. If you sell your house before you have found another one, you can rent. It means that you will have to move twice but at least when you DO find the perfect house you won’t have the stress of selling yours and you can move right in. Or if your house sells before you are done building then you could rent somewhere until the new house is built.
2) If you find a house that you want to buy, you can put a contingency in your contract that you have to sell yours first. It is great because then there is NO obligation to buy the new house if yours doesn’t sell within a time period (usually 3 months). The down side is that if your house doesn’t sell and someone else wants to buy your new house, you have to make a decision…Own two houses or let it go.
3) If you find a house you want, or if you are building a house and it’s finished and your house is not sold yet, you could always rent it out and keep it on the market. At least the mortgage would be paid by someone else…but you would have to make sure you get good renters that won’t trash it.
Hope I helped a little. Read estate SUCKS and my life has been on a rollercoaster because of it for the past 6 weeks. Thankfully the bumps on our journey all got worked out and now it’s smooth sailing (knock on wood). You can search some of my previous posts about the drama…I won’t retype it all here.

Good luck! I am the SAME way you are…I want things done a CERTAIN way on MY time frame and it was hard to realize that life doesn’t always work that way. Keep us posted!

InactiveWow, I did read some of the stuff you had going on! Talk about stress!
I didn’t know that you could try to buy under the idea that it would go through only if you could sell yours.
We found a house that we really liked that someone built or was building themselves. It is now reposessed, because basically the realator said the guy ran out of money. Anyway, it is all in great condition, just needs a few of his projects finished. It’s all brick, ranch, a lot more room and 26 acres….. Something that would normally cost a fortune, but it is a lot cheaper now, because of all the little things needed. BUT, I don’t think we could swing our house payment and another one that will be twice as much! PLUS, paying for Neocate! Somethings got to give!! I don’t want to have to choose btwn a nice house and being able to pay for groceries!!
Not really funny!May 10, 2007 at 5:09 pm #32844Anonymous
InactiveYES! Those are called CONTINGENCIES! There are three main ones…
1) Financing – I don’t have to buy your house if I find out I can’t get a loan from the bank.
2) Inspection – I don’t have to buy your house if I find out there is a lot of stuff wrong with it and we can’t come to an agreement on fixing it.
3) Sale of Current House – I don’t have to buy your house if I don’t sell mine first.
I hope you are able to purchase the repo house! What a bargain!!! Gotta run!

InactiveErica, we sold our House by owner and saved almost $20,000 in real estate commissions. I am luck though because my mom is a realtor and she did an open house for us, but she wasn’t acting as a realtor. We bought a sign with a plastic tube and did a little flyer with all the specs and pictures of our house and left it on out front lawn. Our hose sold very quickly, actually before the open house we had a deposit with a full-price offer. We also told the potential buyers that they were saving money too because we priced the house a little lower because we didn’t have to pay realtor commissions. The tricky part was writing up a contract and making sure we had everything legit. The only bad thing about contingenices, is sometimes the buyer won’t accept them We asked our builder to have one on our new house, saying the buying of his house was contingent upon selling our house and he said no, and think about if if your potential buyer wants a contingency on the purchase of your house and then you have one with your seller, it can get a bit complex and a lot of things can fall through. So we just took a chance, a big one, that our house would close around the same time as we closed on our new one. We had some problems along the way, but thank GOD they both closed on the same day, otherwise we would have been carrying two mortgages and we needed the equity from the sale of our house to buy the new one. It is a little scary. Another situation which gives you more leverage is to sell yours and either move into a family member’s house or a hotel that has a condo set-up temporarily until you find the house youy love! Best of luck to you, it can be stressful!
